At this meeting we will be introducing our new manager, providing a financial update, summarizing what has transpired over the last year, describing plans for the current year and beyond, election of any open board positions, and a questions and answer session. To provide an effective and productive meeting, enclosed you will find a code of conduct for the meeting. If you intend on presenting during the meeting you must sign and return the code of conduct agreement. Three Board Member positions will be elected during the meeting and if you are interested in a board position, please fill out the Candidacy Form provided and submit as indicated. As you are aware, the association has changed its trash service company to TrashCab. Below is important information regarding the service, along with information regarding those that still have Local Waste trash cans. Trash days are Friday, starting as early as 6:30 AM. Trash Reminders
Do you have a Local Waste Trash Can? If you have a Local Waste receptacle, please empty it and keep it empty. We are working to have them removed and ask that if you have one, please contact us. Once we have the details regarding pick up and removal we will be providing further instructions. Please note: We will soon be placing unit numbers on all the receptacles. Your account statement will show all charges and credits to your account. As a reminder, you can combine your water bill and your monthly assessment into one payment.

N #244 Pickerington, OH 43147 ZELLE If you use Zelle you must place your unit number and street (1111 Brice Park) in the memo of your payment to assure proper credit to your account. ONLINE PAYMENTS Go to "Pay My Condo" for multiple options. WATER BILLS Water bills are paid the same as your monthly assessment. They are to be paid to Brice Green Condominiums. You may combine your water bill with your monthly assessment into one payment. MONTHLY STATEMENTS A monthly statement of your account will be emailed to you approximately 5 to 10 days prior to the beginning of each month. This statement will show your recent activity including your monthly assessments, water bills, late fees, payments, and amount due. The association is changing its trash collection company, and your trash can will be replaced with a new one. Local Waste will need to retrieve all their trash receptacles from your unit. You must follow the guidelines listed below, or you may incur a fee. TRASH CAN REPLACEMENT After trash pickup on the 26th of December, you are required to leave all trash cans at the curb.
NEW TRASH DAY TRASH Cab will begin pick up on FRIDAY - January 5, 2024. Your new Trash Day is FRIDAY. Collections will begin at 7:00AM and will be completed by the end of the day, for both refuse and recyclables. As a reminder, your trash bin is the property of Local Waste and must be returned to them. It is the responsibility of the Customer and its residents to place only recyclable materials in the recycling receptacles deemed permissible by the Company. Company will not collect any recyclables that have been placed in bags or containers other than those provided by Company, with the exception of larger cardboard boxes that have been broken down and flattened. Likewise, if Company determines, in its sole judgment, that non-recyclable materials have been placed in a recycle bin, Company shall have the option to either dispose of the recycle bag and all of its contents with non-recyclable Waste, or Company may choose to not take the non conforming recycle bag at all. The following materials are acceptable for recycle: A. Paper: Newspaper, cardboard, newspaper inserts, magazines, catalogues, junk mail, envelopes (with or without windows), computer paper, brown paper bags, Paperboard (i.e. cereal boxes), and telephone books. B. Plastic Bottles #1-2: All plastic bottles #1-2, such as milk jugs, soft drink, laundry detergent and shampoo bottles. Customer must remove caps and rinse bottles. Plastics other than bottles are not acceptable. No wide mouth containers or buckets. C. Glass: Clear, brown, green, and blue glass food and drink bottles, containers, and jars. D. Aluminum & Steel Cans: Aluminum and steel beverage, soup, and food cans, empty aerosol cans, and aluminum siding and gutters. NON-ALLOWABLE RECYCLE MATERIALS. All owners are required to provide contact information, not only for themselves, but of their tenants as well. This information is not only used to send you required association communications, more importantly, it is utilized in the event of an emergency, maintenance, or safety issue. Mailings are also a cost to all owners and we strongly encourage you to sign up for email communications and text messages. The association and the management company will not send any information except as necessary through these channels.
HomeARCH Association Management will also be providing you a monthly account statement so submit your contact information today. Over the last year, the Board of Directors have heard your concerns and frustrations regarding the service that Towne Properties has provided to the community, and we also find them falling far short of our expectations. As a result, the Board decided to make a Management Company change. The attributes that were important to us in choosing an association manager included, but not limited to, the ability to provide financial guidance, experience regarding capital improvements, ability to assist with problem solving, a high level of communication to assist all owners, ability to take command of work orders and see them through, and someone that would be on property on a regular basis. We found that HomeARCH Association Management had the attributes that we were looking for and believe they will be an asset to our community. HomeARCH takes a “Boots on the Ground” approach with regular property visits, evaluations, and involvement with the community, and you will see our new Association Manager, Stan Thomas, on property regularly. We are working together as a team with Towne and HomeARCH to ensure a smooth transition and are already working with HomeARCH with assistance on pending community projects. Starting December 01, 2023, all payments must be through HomeARCH, either by sending in payment to their lock box or through the website listed above. If you make payment via an online bill-pay solution with your bank, please make sure to make the necessary address change to assure your payment does not go to Towne Properties. 2.
